Madmoun: service to verify validity of real estate ads

The Dubai Land Department (DLD), through the Real Estate Regulatory Agency (RERA), has issued a circular confirming the introduction of the new Madmoun electronic service. Available through the Trakheesi system, the service is a quick response code (QR code) issued on any property advertising permit, part of DLD’s ongoing efforts to modernise and develop its property management procedures and increase investor confidence.

Since 24 April, all property companies must place a QR code on their print and audiovisual advertisements. The code allows customers to quickly and easily verify the authenticity and validity of the advertisement, ensuring that it has been approved by RERA. In addition, customers can go to the DLD website and view full information about the advertisement, including information about the advertising company, the condition of the property and its characteristics. The link can be secured to prevent any change to the data.

His Excellency Eng. Marwan bin Ghalita, CEO of RERA at DLD, said: “Madmoun service is in line with DLD’s strategy to make Dubai a ‘world leader in real estate investment’ by leveraging technology to develop real estate products as directed by wise leadership. It also supports DLD’s mandate to achieve the goals of Dubai Economic Programme ‘D33′, which was launched by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, to create new economic value through digital transformation to achieve His Highness’ vision to strengthen Dubai’s position as the global capital of the digital economy and a key player in the global digital system.”

DLD customers can scan the QR code on each property listing to get an idea of the property’s authorised details and determine whether it has been sold or leased.

Real estate companies can activate the QR code through the Trakheesi system. RERA confirms that real estate companies should adhere to this service to ensure that there are no irregularities.

As part of its mission to increase awareness and trust in the real estate community, DLD strongly encourages all clients and investors to use only those property listings that contain a QR code to ensure that their rights are protected and to prevent the possibility of fraudulent or unreliable transactions.
