Mandarin Oriental Announces Second Dubai Hotel with Private Residences

Dubai is set to welcome its second Mandarin Oriental hotel, “Mandarin Oriental Downtown,” marking a significant expansion for the luxury brand in the emirate. The new property will occupy prime space within the striking new Wasl Tower, currently under construction on the prestigious Sheikh Zayed Road.

Scheduled to open its doors in October 2025, the hotel promises an elevated level of luxury and exclusivity. It will feature 259 exquisitely designed guest rooms and suites. A notable first for Dubai’s hospitality scene, the development will also include 224 private residences. Unlike traditional hotel suites, these residences will be available for long-term rental, offering a unique blend of Mandarin Oriental service and residential living. Adding to the exclusivity, the tower’s rooftop will be equipped with a dedicated helipad for VIP arrivals and departures.

The Wasl Tower itself is poised to become a significant architectural landmark on the Dubai skyline. Its design is distinguished by the tallest ceramic facade cladding in the region and a unique, twisting form. Beyond aesthetics, these innovative architectural elements have been carefully engineered to provide natural ventilation and cooling, contributing to the building’s sustainability credentials.

Guests and residents of Mandarin Oriental Downtown will enjoy access to a comprehensive array of world-class amenities. Central to the wellness offering is a spacious two-story spa complex. This sanctuary will base its treatments and programs on four foundational pillars: nutrition, in-room care, beauty, and mindful movement, promising a holistic approach to well-being. Culinary experiences will be equally diverse, with ten distinct restaurants and bars planned. These venues will showcase a range of international cuisines, including French, Chinese, Greek, and Italian, alongside sophisticated spaces designed for evening entertainment and socializing. The opening of Mandarin Oriental Downtown reinforces both the brand’s commitment to Dubai and the city’s position as a global hub for ultra-luxury hospitality and innovative real estate offerings.
