Dubai’s luxury property market has set a remarkable new benchmark with the sale of a land plot on the iconic Palm Jumeirah for a staggering AED 365 million (US$ 100 million). This transaction, completed in 2025, represents the highest price achieved for land on the man-made island so far this year and underscores the enduring appeal of ultra-premium waterfront locations.

The plot, measuring just over 90,000 square feet, occupies a prime position within one of the Palm’s most desirable sectors. Such opportunities are exceptionally rare, as the vast majority of land on Palm Jumeirah has already been developed, leaving very few vacant parcels available. This scarcity significantly contributed to the record-breaking price tag.

Industry experts immediately highlighted the significance of the sale. They confirmed that Palm Jumeirah remains a highly coveted destination for the world’s wealthy seeking permanent residences. The transaction, they noted, provides clear evidence of the sustained high demand for unique, water-fronted living experiences in Dubai. Furthermore, experts warned that with available land dwindling, significant price increases for both remaining plots and custom-built villas on the Palm are expected in the future.

This landmark deal follows another high-profile sale on the island just months prior. In December 2024, a five-bedroom branded beach villa within the Six Senses Palm Jumeirah development sold for AED 130 million, securing its place among the world’s top ten most expensive branded residences sold that year.

The appetite for premium land in Dubai’s most prestigious enclaves continues unabated. Developers and high-net-worth investors actively seek these rare plots to create bespoke luxury residences. This demand is translating into substantial price growth despite market fluctuations. Data from the Dubai Land Department reveals that Palm Jumeirah land prices surged by 18.92% between January and May 2025, even as the overall volume of transactions across the emirate declined by 14% during the same period. The department also reported robust activity, recording over 7,700 land transactions within the first 100 days of 2025 alone.

The AED 365 million Palm Jumeirah sale is more than just a record; it’s a powerful statement about the strength and desirability of Dubai’s ultra-luxury real estate market, particularly for unique, irreplaceable waterfront assets.
